I Have A Small House In Which I Need To Do Some Repairs?
I want to tear out this front room what most people would consider a 15X10 cold trap. Inside this small room is the front entrance and the fireplace which consequently is leaking something very terrible – I need to put the fireplace in the original house part and I don’t mind keeping it, it is a good fireplace but the roof leaks here very depressing. So my question is will this be hard to do? I need to keep in mind that the water heater is there and (although it doesn’t work nothing in this front room does – there are dead electric lines). What are going to be my costs? I need to move the door into the house area, also I want to see if a fireplace shop will charge arms and legs to put in a fireplace pipe slash bricks that the fireplace can sit on. This will be a great house when finished I feel there is much potential. So to recap: tear out the front room which is completely useless, move the door into the house and then get a new location inside the small a frame house to put the fireplace. Potentially I would like to put a deck where the front room is.

I would recommend a Building Surveyor, having a knowledge of the construction industry they could do a Building Survey Report and tell whats wong with your house, what needs attending to and would give a advice on your plans to change your house around for a good price too.

It really depends on the local labor rates and how busy the contractors are. Call at least 5 contractors with the exact plans of what you want to do. Try to find remodeling contractors not new construction contractors. Only they can give you an estimate for this project. Also get the bonding agent and references.

Shooting from the hip I would guess $8,000-10,000. Depends on how hungry your contractor is. You can have as many contractors as you want give you a bid. I don’t think many charge for that. We don’t anyway. Good luck

Whatever you do – find a reputable contractor. Get references and three bids. Do not ever pay for any materials or jobs in advance. Only pay after the work is completely finished to your satisfaction. And get a building permit in advance. This saves much trouble with lenders, appraisers, insurance companies in the future!
I live in an area of moderate weather. Central California. A fireplace to me is nothing but a space stealing pain in the rear. I store extra computer discs and things in it, behind the screen!
